RULES & REGULATIONS

Please read the rules below and insure you are in compliance at all times.

• Month to month tenancy, minimum rental term is one month.
• All rents are due in advance by the first of each month. If not paid by the 10th, a late charge will be added ($10.00).
• If your rent is not paid when due, you will risk having your goods disposed of in accordance with the laws of this state.
• Service charge will be assessed to all returned checks.
• You MUST provide your own lock or BUY one from us ($10.00).
• Please notify our office of any address change immediately.
• A coupon book will be provided to you for payments.
• No storage of flammables.
• No mechanical work and no spray painting on the premises.
• You must obtain your own insurance or bear the risk of any loss or damages yourself.
• Please notify the office five (5) days prior to vacating. Performance deposit is refundable if space is left clean, undamaged, and rent is current.
• Padlock must be installed on door of your unit within 24 hours of renting. 
• Residing in our units is against our regulations, if you are found to be residing in a unit your lease will be terminated immediately. 

LATE RENT PAYMENT POLICY

• Once you’re 30 Days Past Due; you will be sent a reminder.
• Once you’re 60 Days Past Due; You will receive a late notice & will be locked out of your unit until a payment is made bringing you to 30 days past due or Current. (When we say you will be locked out of your until; one of our locks will be placed on your unit WITH your original lock & your gate code will be “suspended” from the system until your past due balance is paid)
• Once you’re 90 Days Past Due; You will receive a final notice- Once you receive that final notice you will have 30 days(or date on the final notice) to pay the “ FULL BALANCE OWED” If you fail to make the payment you belongings will be at risk for auction/discarded whichever is appropriate.
